OK so after 15 years of the game being around and 49 updates the TR system really needs an overhaul.
Firstly, we all know that the TR cache is ganked and many players use it for long term storage, Severlin has said as much. A possible solution to that is providing more character banking spaces than 100. Provide extra slots say 10 at a time for all slots after 100 and make turn them into a plat sink with each 10 slots stepping up in large incremental amounts say 100k plat for first 10 then 150k for next 10 and so forth and so on up to may 200 or even 300 slots. plat is pretty useless at this point now anyways. Also if you remove the Bound to character requirement on gear and make it BTA instead this might actually alleviate some of the long term TR Cache storage issues.
Secondly, Player housing, base, hideout, whatever but we know it exists in other MMO's. And yes DDO has Airships for guilds but how many of us just hang out on the airship? we get buffs maybe do mail and AH and sell or craft then we go about questing. Not to mention that unless you are the only person in your guild that is using the chests there is no "personal" storage on airships. However, if you take the business model from Path of Exile where Grinding Gears Games has opened up "player hideouts" and then put into their in game microtransaction shop customized items for the hideout and therefore monetized the hideout system. Same could be done for DDO and be an income stream from people who want to "decorate." you could even have basic items drop in quests or be favor rewards (like tomes) or purchasable with Plat or even HC season rewards. I mean how cool would it be to have a pirate hideout or a necromancer's lair or a shrine to the sovereign host or silver flame themed. You can also make it to where you can invite people just like doing an airship invite. So the biggest thing to do with this is to provide a place for the TR cached items for each player. Give a player an incentive to remove the items from TR cache. or even replace the TR cache with something like a TR trunk or chest that the items automatically go into that when a TR is done (similar to the current TR cache) and does not have to be emptied to do a TR and doesn't suffer TR cache item removal lag.
Thirdly, consolidate the item needed to get a heart. currently there are 3 different types of "currency" for lack of a better word that are used to get hearts of wood/blood. tokens of the 12, commendations and heart seeds. For me personally I like to zerg it back to 30 after an E-tr so im going to hold off on gathering Comms and go for heart seeds. and really lets face it some quests give pathetic amounts of comms anyways like 30ish. Then you have tokens of the 12. ok so needing 20 full tokens means that if you don't have any that you need to go run BoB and LoD x8 each and OoB at least 3 times if you are just soloing and not having people pass you tokens. that's one quick way and is still gonna take most part of or all of an evening depending on a large number of factors. So if the "currency" system is consolidated into one currency then what could be done is a specific number could be required to purchase it. So E.G. to get a true heart of wood or blood say might require you to get 30 of "X Currency" with 2 being rewarded in quest rewards in the same manner as heart seeds. then for an Iconic or epic heart of wood say 150 are required. most people are going to run 75 as they get up to 30 through daily xp farm quests or sagas so it shouldn't be an issues to take that as an end reward because if you were collecting hearts seeds at 30 that's what you would do anyways.
