    Default Player housing

And when I say player housing I'm talking about more than just an instanced location that you can decorate and invite your friends to. I think there should be a range of types of houses, ranging from a small apartment to a large castle. I think all players should start with the apartment and have to work to upgrade to a better house.

Collectibles would come into play here. There would be crafting stations for like cooking and alchemy that would allow one to make stat buffing food or potions using collectibles. For instance combining a vial of pure water with a sweet whitecap might create a light healing potion. With food maybe a feast could be crafted and everyone who comes and eats some of the food gets an hour long buff.

When a player owns a castle he could hire a group of adventures. They would start at level 1 and the player would control how they level up or set it to auto, and the player would upgrade their equipment. These adventurers could be sent into dungeons and bring back loot they found there, in addition to earning xp. That is if they succeed in completing the dungeon. Sending a level 1 team into a level 20 quest would result in a failed mission and no loot. I'm thinking like you can send your group into the pit and you might get a muckdoom when they come back, if you're lucky.

One last thing I'd like to bring up is relics. Relics are items that give bonuses, either permanent or temporary, to your toon when they're displayed in your home. Like statues or a mirror or a painting. They could be acquired through questing or raiding or maybe some can only be found with your group of adventurers. Furthermore, different combinations of relics displayed at once could give a set bonus. Bigger houses would give more spots for relics.

I wouldn't be interested in an apartment but certainly it would be nice to have rooms at the taverns (for small parties to meet in) and for higher levels to be able to have larger premises - that authentic D&D tabletop experience would be good.

No to anything that has any effect on gameplay. Housing that is purely cosmetic however is perfectly fine.

Cool Housing, storage and garage space

You could have a tapestry for each adventure pack. If you complete all quests on elite, gather all the named items and sacrifice them to decorate your house, you get a small bonus. If you epic all the named items and sacrifice them to decorate your house, you get a slightly better bonus.

Maybe you can now teleport to those quest entrances, or something too.

This idea would give you a place to put all the new epic items that we are running out of bank space for as well. We need more bank space for our new shiney loot. Or it would be a good place to put all of our old epic items as they are becoming obsolete.

I like the concept, it could be available only to level 75 and higher guilds. Also a good idea even if it was only avaiable after reaching 100 million renown on your personal account.

    This idea is over due.

You need to sacrifice all the named items from the chain to get the trophy or tapestry for your housing. As a reward you get:

Water Works and you get a Kobold companion with purple crystal in barrel and +1 to your jump skill.

Catacombs and you get +1 light damage and a Jolly Roger hat for your companion creature.

Delera's and you get +2 inherent bonus to poison saves.

Tangle Root and you get +1 inherent bonus to damage.

CO6 and you get +1 inherent bonus to swim skill.

Threnal and you get +1 inherent bonus to balance skill.

Giant Hold and you get +1 inherent dodge bonus. Sacrificing full list of Upgraded named items from Giant hold grants +2% dodge bonus.

VON grants inherent 1d3 fire guard and 5% fire absorption. Sacrificing epic full list grants 1d8 inherent fire guard and 33% inherent fire absorption.
