If I switch out a feat that is a pre-requsite for another feat what happens to that later feat, do I get to switch that one too? Example :

I have all 3 levels of DM and switch out the 1st one (least Dragon Mark), do I get to chage to lesser and greater, do they still work, or am I just screwed with 2 feats that do not work.

You can only switch out the last feat in any chain. Fred won't even show you least or lesser, he will only show you greater. Once you swap out greater, lesser will be available to trade out.

You can only change the last one. So in your case you can only change the last DM, and you will be stuck with the first 2.
